In 2021, the average home price was at a record high value of $346,900. Compared to an average single-wide mobile home at $40,000 or a double-wide at $75,000, the average price of a mobile home is significantly less expensive than that of a traditional home. However, your interest rate may be higher than other single-family home rates, since many lenders see mobile or manufactured homes as a higher risk. When I was buying my home, built in 2006, I mentioned something about it being a mobile home. The seller got all haired up and told me it was a “manufactured home” LOL, I just call it a doublewide. The appreciation/depreciation issue is complex – manufactured homes can and do appreciate at about the same rate as a site-built home if they are permanently installed on the land .

With a double-wide mobile home, the width is roughly equal to two single-wide units attached to each other, so that the mobile home tends to look more like a stick-built single-family residence. What Is a Mobile Home?
In December 1997, a study showed that the wider homes could be delivered safely, but some opponents still wanted the program to end. On December 2, 1999, the NC Manufactured Housing Institute asked the state Board of Transportation to expand the program to allow deliveries of 16-foot-wide homes within North Carolina. A month later, the board extended the pilot program by three months but did not vote to allow shipments within the state. In June 2000, the board voted to allow 16-foot-side homes to be shipped to other states on more two-lane roads, and to allow shipments in the state east of US 220.

Multi-section homes, such as a double wide, are also built on steel chassis but they are connected together at the home site. In the United States, this form of housing goes back to the early years of cars and motorized highway travel. It was derived from the travel trailer (often referred to during the early years as "house trailers" or "trailer coaches"), a small unit with wheels attached permanently, often used for camping or extended travel. The original rationale for this type of housing was its mobility.
Why Are Mobile Homes Less Expensive Than Traditional Homes?
If you have a multisection manufactured home, the sections will need to be carefully split back into the original two or three sections and loaded onto a specialized trailer. For example, some towns or cities may have limits on the areas where manufactured homes are permitted. Plus, the construction of housing built today is highly regulated by HUD and any local building standards, unlike mobile homes of the past. Despite the above factors that influence the cost of mobile homes, and although the taxes are equal to those on traditional homes, you’ll still save on structural costs. Buying and financing a mobile or manufactured home is very different from traditional home buying and getting a mortgage.

You may also find existing manufactured homes through real estate agents, on some general real estate listing websites and through online manufactured home marketplaces. And in some states, you can buy from the owner of a manufactured home development. From a modest condo to an imposing mansion, there is a type of home for everyone. One of the choices available to U.S. home buyers is manufactured homes. Typically priced much lower than traditional site-built homes, manufactured homes are particularly attractive to young families just starting out or retirees looking to downsize. For more comfort in the long run and the added advantage of having more financing options, you should consider getting a double-wide mobile home. If you are planning on financing your home purchase, there is another key difference between modular and manufactured homes you may want to consider. There are often more financing and loan options for modular homes than for manufactured homes. Getting a loan for a manufactured home can be more challenging as not all lenders offer financing or mortgages. Generally, the value of a manufactured home will depreciate more quickly, while the value of a modular home follows the housing market.
